The Setúbal district is rapidly becoming one of Europe's most significant digital infrastructure hubs. With hyperscale operators committing billions to the region, demand for development-ready land with grid access, fibre connectivity, and favourable zoning is accelerating. Pontifex has secured seven plots positioned to meet this demand — offering turnkey data center development opportunities in the heart of Portugal's emerging tech corridor.

Portugal regularly operates on 100% green power and offers industrial electricity prices below the European average. Our sites benefit from proximity to the national grid and Portugal's rapidly expanding renewable capacity.

The Setúbal corridor sits between Lisbon and the SINES submarine cable landing station — a digital gateway connecting Europe to the Americas and Africa. Our plots offer direct access to major transport routes and fibre infrastructure.

🏛️ Government-Backed Growth

Portugal's National Data Center Plan designates high-demand zones for priority energy allocation. The regulatory environment is pro-development, with streamlined permitting for digital infrastructure projects in designated corridors.

📐 Development-Ready Sites

Our seven plots have been selected for grid proximity, zoning compatibility, and scalability. Each site is assessed for power availability, cooling potential, and connectivity — ready for hyperscale, colocation, or edge deployment.

The Setúbal Corridor — A Growing Ecosystem

2024 — SINES Campus Goes Live
26 MW operational. The first building of the SINES Data Campus — Europe's largest, powered entirely by renewables — begins operations. Portugal enters the hyperscale map.
2025 — Microsoft Commits €8.6B
Hyperscale validation. Microsoft announces one of its largest European investments in the SINES region. SIN01 wins European Data Center Project of the Year. International operators take notice.
2026 — Capacity Expansion
180 MW campus expansion underway. SIN02 construction accelerates. Portugal approves its National Data Center Plan with designated energy allocation zones. Demand for development-ready sites intensifies across the corridor.
2027–2030 — Full Build-Out
1.2 GW regional capacity target. The Setúbal corridor matures into a major European digital infrastructure hub. Pontifex's 120 MW pipeline positions us to deliver capacity alongside the region's growth.
